Please read these terms carefully before making a booking. By confirming a reservation through our booking partner eviivo, you agree to the following terms and house rules for your stay at Tunnel Cottages.
1. Bookings & Payments
All bookings are processed securely through eviivo or other authorised booking partners (such as Booking.com).
Payment terms, deposits, and cancellation policies are managed by those platforms and confirmed at the time of booking.
Your booking is not confirmed until you receive written confirmation from the booking platform.
2. Check-in & Check-out
Check-in: from 3pm unless otherwise arranged.
Check-out: by 11am on the day of departure.
Different check-in or check-out times may be available on request. Please contact us through your booking platform before arrival.
3. Cancellations & Modification
Cancellations or booking changes must be made through the same platform used to make the booking (e.g. eviivo or Booking.com).
Bookings cancelled within 30 days of arrival are non-refundable unless otherwise stated at the time of booking.
4. Accessibility
We’re in the process of upgrading some spaces to improve accessibility and comfort for guests with mobility needs. If you have specific access requirements, please contact us before booking to confirm suitability.
5. Pets
Dogs are welcome at Tunnel Cottages unless stated otherwise.
All pets must be included on your booking prior to arrival.
Pet fees:
- £10 per dog, per night
If pets arrive that have not been declared on the booking, an additional £25 charge may apply on top of the standard pet fee, or entry may be refused.
For guests bringing multiple dogs or staying for extended periods, please contact us before booking to discuss possible adjusted rates.
Pet Rules:
- Dogs must not be left unattended in the cottages.
- Dogs must be kept on leads at all times outdoors.
- Dogs are not permitted on beds or furniture.
- Guests are responsible for cleaning up after their pets and ensuring they do not cause disturbance to other guests.
6. Smoking
All cottages and indoor facilities are strictly non-smoking.
If there is evidence of smoking inside the cottages or facilities, a £150 cleaning fee may be charged.
Guests may smoke outside, away from doors and windows, using the provided ashtrays where available.
7. Quiet Hours, Visitors & Occupancy
To ensure a peaceful environment for all guests, please keep noise to a minimum after 10pm.
Parties, events, and unregistered visitors are not permitted without prior agreement.
All guests staying at the property must be included on the booking.
Undeclared guests or additional visitors may result in an additional £40 charge per person.
If the maximum occupancy of the accommodation is exceeded without prior agreement, guests may be asked to leave or pay any applicable additional charges.
8. Parking
Each cottage includes parking for one vehicle unless otherwise stated.
If you plan to bring additional vehicles, please contact us in advance. Additional vehicle charges may apply.
Vehicles are parked entirely at the owner’s risk.
Please park responsibly and avoid blocking access for other guests or emergency vehicles.
9. Waste, Recycling & Energy Use
Please separate food waste, recycling, and general waste into the appropriate bins provided within the cottages.
Once bins are full, please place them outside for collection.
Guests are kindly asked to switch off lights, heating, and electrical appliances when leaving the cottage where possible.
This helps us maintain an environmentally friendly and sustainable site.
10. Additional Services & Extras
Guests can request optional extras such as:
- Laundry (£5 per load)
- Firewood/logs (£5 per sack)
- Fresh bedding and towels (£12 per set)
Additional logs may be purchased during your stay if required.
We can also arrange small touches for special occasions (e.g. birthday or romantic packages) on request.

11. Shared Facilities & Communal Areas
The communal areas are shared spaces for all guests to enjoy.
Items from communal areas, including logs or equipment, must not be removed unless authorised.
Bike storage is available on-site. Guests store bicycles and personal belongings at their own risk.
Gym opening hours:
- 8am – 10am
- 6pm – 8pm
Additional safety guidance and rules relating to the gym, sauna, cold dip, hot tub, and wellness facilities may apply. Please read all signage and instructions before use. Further instructions are present in this document.
Tunnel Cottages reserves the right to close facilities temporarily for maintenance, hygiene, weather, or safety reasons.
12. Damages & Behaviour
We ask guests to treat the cottages, facilities, and surrounding grounds with respect and leave them in good condition.
Any significant damage, missing items, excessive cleaning, or misuse of facilities may result in additional charges being applied to the booking.
Tunnel Cottages reserves the right to ask guests to leave if behaviour causes disturbance, safety concerns, damage, or breaches these terms and conditions.
13. Wellness Facilities Disclaimer
Use of the gym, sauna, cold dip, hot tub, and any wellness facilities is entirely voluntary and undertaken at the user’s own risk.
Guests should ensure they are medically fit to use these facilities and should not use them if:
- feeling unwell,
- under the influence of alcohol or drugs,
- or suffering from any condition that may make use unsafe without medical advice.
Guests are responsible for monitoring their own physical condition during use and should leave facilities immediately if feeling unwell, dizzy, faint, or uncomfortable.
Children under 16 years of age must be supervised by a responsible adult where facilities permit use.
Guests must follow all posted signage, instructions, and safety guidance at all times.
Tunnel Cottages accepts no responsibility for:
- injury,
- illness,
- accidents,
- loss or damage to personal belongings, arising from misuse of facilities, failure to follow instructions, or undisclosed medical conditions, except where liability cannot legally be excluded under UK law.
Management reserves the right to refuse use of facilities, remove guests behaving unsafely or inappropriately, or close facilities without notice for maintenance or safety reasons.
14. Liability
Tunnel Cottages cannot accept responsibility for loss or damage to personal belongings or for any injury sustained on the premises, except where caused by our negligence.
Guests should ensure they have appropriate travel insurance for their stay.
15. Privacy & Data
Personal data provided during the booking process is handled by our booking partner eviivo in accordance with their Privacy Policy.
