Please read these terms carefully before making a booking. By confirming a reservation through our booking partner eviivo, you agree to the following terms and house rules for your stay at Tunnel Cottages.


1. Bookings & Payments

All bookings are processed securely through eviivo or other authorised booking partners (such as Booking.com).
Payment terms, deposits, and cancellation policies are managed by those platforms and confirmed at the time of booking.
Your booking is not confirmed until you receive written confirmation from the booking platform.


2. Check-in & Check-out

  • Check-in: from 3 pm unless otherwise arranged.

  • Check-out: by 11 am on the day of departure.
    Different check-in or check-out times may be available on request – please contact us through your booking platform before arrival.


3. Cancellations & Modifications

Cancellations or booking changes must be made through the same platform you used to book (e.g. eviivo or Booking.com).
Refunds and fees follow the policy shown at the time of booking.


4. Accessibility

One of our cottages is suitable for guests with limited mobility.
If you have specific access requirements, please contact us before booking to confirm suitability.


5. Pets

Dogs are welcome in all cottages unless stated otherwise.
Please ensure pets are kept under control, not left unattended, and that any mess is cleaned up promptly.
A small surcharge of £5 per pet, per stay applies to cover additional cleaning.


6. Smoking

All cottages are strictly non-smoking indoors.
Guests may smoke outside, away from doors and windows, using the provided ashtrays.


7. Quiet Hours & Visitors

To ensure a peaceful environment for all guests, please keep noise to a minimum after 10 pm.
Parties and unregistered visitors are not permitted.


8. Parking

Guests may use the designated parking areas on-site.
Vehicles are parked at the owner’s risk.
Please use only the allocated spaces and avoid blocking access for others.


9. Waste & Recycling

Please separate food waste, recycling, and general waste into the appropriate bins provided.
This helps us maintain an environmentally friendly site.


10. Additional Services & Extras

Guests can request optional extras such as laundry (£5 per load), firewood (£5 per sack), or fresh bedding and towels (£12 per set).
We can also arrange small touches for special occasions (e.g. birthday or romantic packages) on request.

11. Damages & Behaviour

We ask guests to treat the cottages with respect and leave them in good condition.
Any significant damage or excessive cleaning required after departure may be charged to the booking card.
Tunnel Cottages reserves the right to ask guests to leave if behaviour causes disturbance or safety concerns.


12. Liability

Tunnel Cottages cannot accept responsibility for loss or damage to personal belongings or for any injury sustained on the premises, except where caused by our negligence.
Guests should ensure they have appropriate travel insurance for their stay.


13. Privacy & Data

Personal data provided during the booking process is handled by our booking partner eviivo in accordance with their Privacy Policy.
